What is the new build conveyancing timeline?

Due to the lack of chains and existing homeowners, a new build purchase is traditionally quicker than a standard purchase on an existing property.

The conveyancing process starts when you reserve the property. It then moves quite quickly through the remaining stages. Here’s how a new build conveyancing process works:

  1. Reserve the property – Usually, you must pay a non-refundable reservation fee of around £500 to £2000 when purchasing a new build. As long as the property transaction goes through as agreed, this fee is deducted from the final purchase price.
  2. Instruct a conveyancing solicitor – As soon as you’ve put your offer in on the house, the conveyancing process begins, so it’s time to acquire the services of a professional – preferably one who has experience dealing with new builds.
  3. New build conveyancing checks – The conveyancing process usually takes only four weeks from reservation to exchanging contracts, so this shouldn’t take too long. Your conveyancing solicitor will check if the relevant planning permission has been granted and that the building work followed it. Your conveyancing solicitor will check several things, including whether the property is leasehold or freehold.
  4. Snagging survey – The developers do not allow entry into the property until construction has been completed, but you must arrange a snagging survey to highlight any issues – small or large – that must be repaired. If you’re unable to get a snagging survey done at this stage, your solicitor should ensure it’s written into your contract that any issues found by a survey will be fixed after the completion date.
  5. Pay the deposit – You now pay the deposit just as you exchange contracts. The deposit should be at least 10% of the total property value, but it could be as much as 30%.
  6. Exchange contracts – Once all the checks have been made, your specialist new build conveyancer will proceed with the exchange of contracts. You will also pay the final balance on the property, with the money provided by your mortgage lender.

Completion date – The final day of the process is when your conveyancing solicitor will transfer the funds, and you’ll receive the keys.
